What is are system built homes?

Simply put, a highly engineered approach to building in a carefully controlled, efficient, and cost-effective manner.

Who uses Systems Built Technology?

Systems Built techniques are prevalent in residential and commercial construction. From one-story homes to high-rise apartment buildings and offices. The method is common place for decades in places like, Dubai, Europe, and Japan. Currently developers and homebuyers are looking to use Systems Built Technology in the United States to improve the level of quality, the efficiency of their home or project, while decreasing the impact on our environment.

How are Systems Built homes constructed?

Systems Built homes begin as components that are designed, engineered and assembled in the controlled environment of a modern offsite construction site. Once assembled in the offsite construction facility, the modules are shipped via ground transport to the home site where the home's components are placed on a foundation. After the components are set and assembled, Rubicon can help you add customizations to your home or project, including decks, patios, masonry, and more.

Differences

Does using the System Built construction method affect quality?

Yes, for the better! Not only are systems built homes constructed to the same local building code as vstick-built" homes, they often exceed the building codes, as they must withstand the rigors of transportation. Another benefit is that the components are inspected before leaving the offsite construction facility, virtually ensuring that there will be no unpleasant "surprises" Upon delivery.

How much design flexibility comes with a system built home?

Rubicon has a portfolio of standard floor plans with a variety of personalization options. With the use of computer assisted design (CAD) clients can work closely with Rubicon to design a home or project that is tailored to their specific needs and/or desires.

If a developer to come to Rubicon with an architectural design of their own with specific interior and exterior finishes Rubicon will help coordinate an integrated design team to ensure that your concept as a Systems Built design and construction guidelines.

Once the modules arrive the project site Rubicon will either assist you in finishing the exteriors and the interiors to your desired level of finish or advise you in completion yourself.

Cost & Schedule

Who will finance a Systems Built home or project?

Everyone! Since these homes are built to the same codes as stick-built homes, most leading institutions treat both types of construction the same. In fact, some financiers have established departments specifically for system built homes. Similarly, there is no difference in insuring a system built home and some carriers are starting to offer lower premiums as the construction defects claims are significantly less.

  What are the cost benefits of system built construction?

Owners of system built will see savings up front and throughout the life of the home. Rubicon has partnered with the leading provider of Systems Built homes in the Western United States, Guerdon Homes who uses state-of-the-art equipment and an efficient construction process to see that their homes are built with a minimum of excess waste and labor. When homes are delivered to a home site, they are assembled in less time than a stick-built home, greatly reducing the potential danger of inclement weather, theft, and workplace vandalism.

Over the life of the home, Rubicon Systems Built homes save money because they are incredibly efficient and are designed to operate at a significantly higher level of performance.

On a large scale project, having the building completed 30% sooner than traditional stick built methods offers the client significant savings in the form of less carry costs, the ability to turn capital over much quicker, and the ability to sell or rent much sooner.

How long does it take to complete a system built home?

Because of the manufacturing process and ease of assembly, systems built homes can be finished in a short amount of time. To assemble the modules, themselves, takes only a day or two with use of a crane. Since a majority of the interior work is already complete, Rubicon can typically complete a home in less then 60 days.

For projects Rubicon can typically average setting 6,000 to 9,000 SF a day. One advantage that surfaces is the fact that once a unit is set in place the trades required to complete the project can often start the next day. Depending on the complexity of exterior finishes the schedule will vary but is typically 30% less than traditional methods.
